How do i set up my own site?
Starting a glamping site by going through the planning system can be difficult. By using us as an exempted organisation we can get you up and running legally. We will contact your local planning dept and inform them of your plans.
We're looking for like minded site owners that share our ethos in conservation, we love rural sites that will provide relaxing and peaceful stays. Off grid isn't a problem and unlike nearly all other organisations, we don't require you live on site. You must provide drinking water and clean toilets. This can be bottled water and a compost loo if in a rural location. So whether you want to start you glamping site near your home with all the luxuries or further afield with a back to basics approach we can help.
The amount of accommodation that we grant a licence for will depend on the size of your site and the facilities provided. Each site will be assessed on it’s individual merits. All people who stay at your must become members of our club (free to join). After reading this rest of FAQ and if your think you qualify you can apply by filling out our application form.
Is my land suitable?
Any units must be well screened/sheltered. Open sites that are visible to surrounding areas will generally not be suitable. Some sites may benefit and be improved by way of tree planting/hedging.
other barriers to certification:
Any neighbours (within 70m) who strongly disagree with your site and will be effected by it. Concerns must be valid.
Poor access onto the public highway. Near busy roads.
If an article 4 direction has been served on the land/local area which prohibits camping. Or any other enforcement action.
Being within the ‘curtilage’ of a listed building may not be suitable.
Council objection during the consulatation phase.
What can i do with an exemption certificate?
An exemption certificate does not allow for permanent construction of buildings or ground works The exemption certificate only allows for moveable structures such as caravans, shepherd huts and other units such as canvas tents etc. No footings may be used and any decks must be freestanding and sitting on top on the ground, the area must be returned to its natural conditions within 48 hours if your exemption certificate is revoked. Shepherd huts must remain moveable on their own wheels, they don't have to be road towable. Any degree of permanance and you'll be in trouble with the planning department.
What is the process?
After we have received your application and fee we will begin processing your application, which will include a survey of the site, physically or remotely, once We're happy it meets the criteria, we will inform your local authority of our intention to issue an exemption certificate, they will have 30 days to respond. Once correspondence with the council has finished we will then issue your certificate which is valid for 1 year.
Can you help with planning matters?
Unfortunately we can't help with planning matters or disputes with your local planning dept.
Can my certificate be revoked
We only accept sites that fit with our clubs vision, sites that are quiet, rural, and won't draw much attention, or non rural sites that have neighbours on board. In cases of repeated policy violations, repeated valid neighbour complains or strong pressure from the council, we may be forced to revoke certifcates. This is a last resort.
How much does it cost?
A one time £500 consultation fee and a £300 annual membership fee. This is for up to 5 pitches. These can be caravans or other hard glamping units or tents Please fill in the application form, we will then contact you for payment to begin the consultation, and conduct a site survey, If we don't move past the desk top study phase as we don't think your site is suitable we will refund £250 of your fee.
